People looking for a perky pick-me-up of the Starbucks persuasion may soon have another place to grab their Grande Mocha Frappuccinos.

Unanimously approved by Bangor's Planning Board at a meeting earlier this week, Michigan-based retail, development, and leasing company AlrigUSA, revealed plans to put a cafe, a gym, and a medical clinic in an area of Broadway that hasn't been used in years.

According to the Bangor Daily News, the double parcel of land that will be developed spans both 685 and 699 Broadway, by the busy Hannaford Shopping Center.

"The company plans to construct a 9,000 square-foot building that would house a drive-through Starbucks coffeehouse, an Orange Theory gym, and a medical clinic that’s part of a national chain. The parcel would have 72 parking spaces and eight Tesla car charging ports, according to project plans and project engineer Jake Modestow."

The article goes on to say that the land was formerly used as the site of the Kelley Car and Truck Center dealership. It changed hands in 2017 when BSS Realty purchased the lot.

According to its website, AlrigUSA is also currently developing a retail center at 570 Stillwater Avenue, out by Aspen Dental, and another project at 260 High St. in Ellsworth, along with several projects in cities throughout southern Maine.

Anne Krieg, the City of Bangor's Planning officer says the Broadway project has been in the works for some time and was contingent upon a traffic pattern change.

"Staff worked on this with the applicant for the last couple of months to ensure the requirements were met.  The Board conditioned their approval on the issuance of a Traffic Movement Permit from Maine DOT.  The applicant has been working with them on this permit for the last few months as well."

Krieg says the City is also working with the applicants on rehabbing the site on Stillwater Avenue.

"We are working on plans with them for a partial re-development of the site at 570 Stillwater.  We are still in process of doing preliminary reviews of the application so I am not sure which Planning Board meeting they will be heard."

Despite being named directly in the proposal, the Starbucks corporation has yet to confirm any plans to open in a new location.
